Competition Concept

The designed buildings have five to six above-ground floors and one underground floor. They are arranged in layout with a centrally located communication core around which apartments or commercial spaces are organized. Corner apartments predominate, allowing for more flexible arrangements. On the ground floor of each building, near the main entrance, space is allocated for strollers/bicycles and a room for the building manager along with sanitary facilities. In one of the buildings, there are commercial spaces such as a shop, a senior club, and a children’s club, which can be converted into residential units if needed. The designed buildings have a uniform form. Their small scale and loose arrangement create an intimate neighborhood effect that encourages neighborly interactions. Residents will be able to meet outdoors in a green environment.

The designed multi-family residential buildings feature a simple and compact volume with a repeatable functional layout. The proposed architectural form and chosen technical and construction solutions allow for cost reduction during construction and operation. Energy efficiency is achieved through both architectural design and selected technical and material solutions.

When designing the neighborhood, architects aimed to minimize the negative impact on the environment and natural resources. The use of eco-friendly solutions stems from the site development plan, which includes actions related to rainwater retention. Therefore, the building project was based on functional-spatial guidelines. Additionally, the architects focused on universal design principles, ensuring accessibility for people with disabilities and implementing solutions for various social groups.
